We will walk-thru the areas you’re wanting to have cleaned, and properly evaluate your cleaning needs. At this time we’ll address any concerns you may have, and answer any questions as well. Tile and grout has to be measured so we will do that and provide you a firm price before starting any work.
For some clients, we may sweep the floor to get rid of any larger debris like crumbs. During this time we’ll look for things such as damaged grout and cracked tiles.
We apply a safe cleaning solution that penetrates deep down in the tile face and grout lines to break up dirt, soil, and oil. We allow the product to dwell and scrub the grout lines and tile face when needed to help break up stubborn soiling.
We use a self contained pressure washing system specifically for tile & grout, and garage floors. Our truck mounted cleaning process power washes the floor to extract soil and grease from the pores of the tile and grout or other hard surface floors. The system generates water pressure of 400 up to 1500 P.S.I. and water temperature of approximately 210-230 degrees to loosen and extract years of soil and contaminants. Our tile & grout floor tool connects to a powerful vacuum hose, which adheres the cleaning disk to the floor, and confines the water spray inside the 14″ disk. There is virtually no over spray to worry about. The vacuum hose draws away the water, along with the dirt, to a containment tank on our truck, and we dispose of the wastes in accordance with EPA regulations. We can restore you tile and grout to approximately 80-90% of its original luster. Some stains, (red wines, koolaid, dyes ect) will not entirely come out as they have dyed the grout lines. But the combination of heat, water pressure, and detergent will remove most staining.
We have a selection of a variety of sealers for your tile and grout floors. Each sealer we carry has its own purpose and use depending on the type of tile and grout or stone you have. Some repel water, and others repel water and oils. And some are specifically designed for floors with a high porosity such a brick, slate, limestone and concrete.

That is a very fair question and the answer is yes you could do the tile and grout cleaning yourself. However, we have the education, training and tools to properly clean tile and grout, and apply the sealers we carry. There are many store bought sealers that leave sticky residues that may get on the tile face and they are difficult if not impossible to remove. When we apply our sealers we ensure the entire floor is protected, and the product is distributed evenly for maximum protection and efficiency.
A penetrating sealer repels water-based and oil-based liquids, prevents stains caused by most beverages and food; and protects the surface from dirt and impurities.
We highly recommend you DO NOT do this. Wax will break down and eventually go away. While it breaks down it can flake, and discolor your tile and grout or stone, and can/will also impact the oils and soils that develop over time. Removing the wax from the floor is an expensive process, and usually a multiple day process depending on how big of an area.

We do clean luxury vinyl floors. Our vinyl floor cleaning process is somewhat similar to our tile and grout cleaning process but we’ve modified it to be safe for vinyl floors. The processes involves applying a cleaning a solution and rinsing the floor to remove cleaning solution residue and soil. At times we may agitate the floor with a rotary machine to break up residue build up before rinsing the floor.
